Many landlords would rather manage their own investment properties because they like being in charge of their investment.
The problem is that most landlords don't have a property management system in place in order to provide the tenants with proper statements and to track any other charges that may be required from time to time. It is also not cost effective for a landlord to buy a system unless he has a huge property portfolio.
It is a fact that if a tenant sees that an owner is not organized (proper statements etc.) that they are more likely to take chances like paying late or not paying at all.
Many landlords are also not as diligent as they should be in keeping records of invoices and payments made to contractors, which makes it quite difficult when they have to submit their tax returns are the end of the year.
Those landlords that make use of system still manage their own properties, but they outsource the administration to us. We take care of the following on behalf of the owners:
Our statements will detail exactly how much was collected from the tenant, how much was paid to the body corporate or municipality and any maintenance money paid to contractors. This will make submitting your tax return much easier!
The owner still arranges for repairs and maintenance but the invoices are sent to us to capture and pay. The owner is still advised once repairs are needed, which means that owner can ensure that only necessary repairs are done and by the correct contractors.
